How Does it Work?

Program Summary

After you apply and receive approval to work within the program, you and I will work together to locate a home that fits within the guidelines. As a Colorado licensed REALTOR, I will facilitate the process for Home Partners to purchase a home of your choosing for cash, and then they will rent it to you. You will only have an initial 1-year lease commitment and will have the option within 5 years to purchase the home. (You are still able to purchase the home within the first year if you so choose). You are under no obligation to purchase and can renew your lease commitment every year in 1-year increments until you complete 5 years living within the home!


Basic Requirements & Applying

Home Partners doesn’t focus exclusively on your personal credit score. The income, background, and full credit profile of your entire household is taken into account when they review your application to the Home Partners program. The application fee is $75 and will determine if you are eligible for the program. Prior to applying, you can ask me or Home Partners any questions you fear might affect your eligibility.
(*Note: A minimum weighted FICO score of 550 is required).

The program requires a minimum of $50,000 household annual income, no current bankruptcy*, no history of evictions, and no serious crime. (*Note: Current chapter 13 bankruptcy is acceptable so long as payments are current)


Advantages & Key Considerations

The program allows those of you who are unable or unready to purchase a home, to stake a claim to one until such time as you choose to purchase. There is no obligation, so upon completion of your lease term you can choose to walk away and make alternative living arrangements. The ability for Home Partners to purchase homes can create opportunities for you to rent a home in areas you may not be able to find a suitable rental. Home Partners employs me, a licensed REALTOR, to help locate and facilitate the purchase of the home which you will rent.

Complete this short, confidential form to determine if you may be eligible for a program which enables you to rent a home with the option to purchase that home at any point within 5 years. Michael Surges, a licensed REALTOR with Coldwell Banker, will respond to you as soon as possible upon completion of the form.

Michael Surges is not a mortgage broker or financial representative and makes no guarantees on behalf of Home Partners of America for your eligibility for the lease with an option to buy program. If upon completion of this basic pre-qualification it appears in his subjective opinion as if the program might be a good fit for you, Michael will refer you to the future resident portal for an official application with Home Partners of America at a one-time fee of $75 to Home Partners.

Home Partners will take several factors into consideration when reviewing an application, which include household income, rent-to-income, and debt-to-income ratio, rental and housing history, employment history, criminal history, and FICO® score. They consider the profile of the entire household when reviewing an application. If your application is denied, Home Partners will send you a notification in writing.
